House Rules

We know rules are boring, but there are a few we need to bring to your attention and we’d really appreciate it if you could have a quick read.

#1 – Please leave the house just as you found it – If you open it, close it; if you borrow it return it; if you break it, fix it; if you turn it on, turn it off; if you make a mess, clean it up; if you move it; put it back

#2 –Trash – There is a small bench dumpster outside the front door for you to put your trash in daily. All garbage must be in a 13-gallon garbage bag (no grocery bags will be taken) and in the bench or they will not take it (NOTE – trash left outside of the bench will attract critters!). Larger garbage can be taken to the community dumpster located behind the clubhouse/condo buildings.

#3 – Check In is 4pm, Check Out is 10am – Our cleaners arrive shortly after 10am to clean the property. We can’t stop her, she is a cleaning machine. If you are still there when she arrives, there may be additional charges if she has to leave and come back later.

#4 – Lights, Doors, and Windows- Please turn off all lights when you leave each day, and upon check out. Doors and windows should remain shut at all times as the air conditioner can’t keep up with the Florida heat.

#5 – Pool Area – The pool is 4 feet deep, no diving! All children must be supervised at all times. Please use plastic dinnerware when using the patio area. NO glass or breakable items!

#6 – NO Smoking on the property or the pool area – If you must smoke, please smoke outside away from the property and dispose of your butts to keep the place clean and sanitary.

#7 – NO Pets – Some guests are very allergic. We don’t want your pet or your security deposit.

#8 – Please do not move furniture or mattresses. Leave the furniture in place.

#9 – NO trailers, RV’s or boats are allowed in the resort.

#10 – The max occupancy is 8 guests. No more than 8 guests are allowed to stay in the home, all names must be provided before check in.

#11 – NO parties – Please be considerate of the home and the neighbors. Keep music and noise to a respectful level.

Self-Serve Home

Our home is a self-serve home. We provide a start of toilet paper, dish soap, laundry soap, paper towels and garbage bags. This will get you started on your stay. Anything additional or extra you need, you must provide. This allows us to keep the price of our home affordable.

Security

All guests must be registered with first and last name and any drivers in your party must have a pass to be used for entry in and out of Windsor Hills. Security is tight so please keep that pass with you when coming and going. Entry goes much smoother when using the pass. A valid Driver’s License is also required. Initial registration at the gate can be time consuming, be prepared for a 20-30 minute wait at the gate during peak check in times.

Entry-door code

The entry code for the home will be sent to you 2 days before arrival. Please keep the code where you can find it so you can come and go easily. The door code will work from 4pm on arrival day until 10am on check out morning.

TO UNLOCK:
Enter the code, wait for the door to unlock, and open the door. If you grab the handle too quickly, it will not unlock.

TO LOCK:
From the outside, press the Home logo.
From the inside, turn the thumb turn to lock or unlock.
Always check the door when leaving to make sure it is locked.

BACK DOOR:
The back door has added security features because of the splash pool. There is a door alarm, security fence, and a door lock that opens from top to bottom.

Parking

Only 1 car is allowed into the resort unless otherwise approved and must be parked in the driveway. There is no parking allowed on the grass, sidewalk or street.

Kitchen

We have basic cooking utensils and equipment that you are free to use and we ask that you clean up prior to checking out.

Laundry

Laundry is available for your use in the townhome. Detergent and fabric softener is provided for 1 load.

Extras

Pack and play and highchair are also available for you to use. They are located in the master closet.

Hairdryers – one is in the master bathrooms.

Towels are provided for bathing and swimming. Please don’t leave them at the pool!

Games

To help you enjoy your stay, we have provided you with some board games, feel free to use them but make sure to put all the pieces back in the box when you’re done so nothing gets mixed up or lost.

Televisions

Televisions are provided in the family room and in all bedrooms. Please do not unplug cords. If you log in to your Netflix, Hulu, Prime or any other accounts, please remember to log out when you leave.

Resort Quiet Time

Quiet time is 10pm to 7am. Please keep the noise level down when using the pool during these hours

Pool

The pool is $30 a day for heat. Heat is recommended from October to March. It usually takes about 24 hours to heat once it is turned on. If heat is purchased, it will run through the day but must be off for resort quiet time. There is also a pool alarm. This is for the protection of our youngest guests. Push the button prior to opening the door and the alarm will not sound. There is a button on the wall by the door. One is located outside and inside.

Water Park & Resort Amenities

All the amenities of Windsor Hills resort are available for you to use free of charge. Wrist bands are required prior to entry at the waterpark and pool. A maximum of 8 bands are allowed for your stay. Wrist bands can be picked up at the Welcome Center. See the enclosed map if you are unsure where the Welcome Center is located. Charcoal grills are also available for guests to use. They are located in the park. Guests are required to provide their own charcoal.

Grill Rental $75 (1 week minimum)

Pool Heat $30 a day and needs 24 hours to warm up in cooler months. Pool Heat is recommended October through March.

Quick Hints

I always order the food and supplies we will need on our trip and have them delivered. That way I am not taking valuable vacation time grocery shopping. You can order online and choose the best delivery time that works for you. If you decide to go to the store, Walmart is the closest, but is always terribly busy. If I must go to the store, I go to Target or Publix.

Check Out Procedures

- Check Out time is 10 am sharp. Please leave on time to avoid late check out fees.
- Wash and put away all dishes.
- Remove any unused food from the home.
- Put towels on the floor by the washing machine.
- Leave all beds unmade and bedding in place.
- Remove all trash to inside the bench on the front step. Any extra take to a resort dumpster.
- Double check for personal belongings.
- Log out of any and all accounts on the television.
- Make sure all dishes, towels and trash are removed from the lanai and pool area.
- Turn off all lights and lock the door.
